Local notes
Knowing Townsend, the Smokies gateway
Townsend, a small town chartered in 1921, is one of three gateways to Great Smoky Mountains National Park. It sits in Tuckaleechee Cove on the Little River, between Bates Mountain and Rich Mountain, and had 550 residents in the 2020 census.
The town is named for Col. W. B. Townsend of the Little River Lumber Company, from the logging railroad era. The Little River Railroad and Lumber Company Museum and the Great Smoky Mountains Heritage Center are both here in Townsend.
Tuckaleechee Caverns is another local stop for visitors, SR 73 heads into the park, and the Foothills Parkway lies just north and west. From Maryville, the way here is Amerine Road and Lamar Alexander Parkway, about 15 miles and 25 minutes.

What homes here need
Cabins, decks and damp air
More than a third of Townsend’s housing units were vacant in 2020, which points to many cabins and seasonal homes. Cabins, decks and porches in damp, wooded mountain air need staining, sealing, board and railing repair, and pressure or soft washing.
If you rent a cabin out, turnovers can leave small repairs behind: a loose fixture, scuffed paint, a worn floor, a wet crawlspace. A punch list is what we are named for. Mitchell looks it over and prices it first.
