Flooring & Subfloor Repair

Flooring, done right.

New flooring is only as good as what it sits on. A soft spot by the dishwasher, a floor that bounces near the tub, or tile that keeps cracking usually points to a problem below the surface.

The List Home Services pulls up the old floor, repairs or replaces damaged subfloor, and installs LVP or tile. Mitchell leads the crew, and the repair underneath comes before the finish on top.

The work

What we do

We install luxury vinyl plank (LVP) and tile. We also remove the flooring that is there now: worn vinyl, cracked tile, tired carpet. Taking out the old floor is part of the job, not a separate chore.

When the subfloor underneath is damaged, we cut out the bad section and replace it, so the new floor has something solid under it. Our own photos include a kitchen with new floor tile and a sunroom with new plank flooring.

Why it matters here

Moisture is the usual culprit

Subfloors usually fail from water: a slow leak at a toilet or dishwasher, a damp crawlspace, humid air with nowhere to go. In East Tennessee, moisture from below is a common reason a floor feels spongy.

So before covering anything, we find out why the floor is soft. New LVP or tile over a wet or damaged base only hides the problem, which is why the cause comes first, even when that points to moisture work.

The process

How the job runs

Send photos of the room and tell us which floor you want. We look at it in person, check the subfloor, and give you a price before work starts, including any repair needed underneath.

Doorways and nearby rooms are protected, cut dust stays in the work area, and the old flooring leaves with us. At the end, we walk the finished floor with you, checking edges and transitions.

Questions

Straight answers.

Anything else, call or text (865) 210-1382.

Can you lay LVP or tile over my existing floor?

It depends on what is down there. We check that the surface is flat, solid and dry. If it is not, removal or subfloor repair comes first, and we explain why before you commit to anything.

Do you take out the old flooring too?

Yes. Flooring removal is part of what we do, and the debris goes with us. Tell us what is down now and roughly how big the room is, and we will plan the whole job together.

How can I tell if my subfloor is damaged?

Soft or bouncy spots, stains, a musty smell, or tile that keeps cracking are all signs. We press, probe and look from below where the house allows, then show you what we find and what it means for the repair.
